Site 건물은 철도선이나 대중교통, 고속도로에서 쉽게 접근이 가능한 중심비즈니스지구의 서쪽 경계에서, 선형으로 늘어선 대형 오피스 건물들 사이에 위치한다.
Program 53층 멀티 테넌트형 건물은 연면적 107,000㎡ 규모의 오피스 공간을 제공한다. 거리 레벨에서는 13m 층고의 로비와 레스토랑, 식품소매점이 위치한다. 로비 상부에는 389대의 주차를 수용하는 7층 규모의 주차장이 위치하며, 건물 중간에는 두 개 층 높이의 컨퍼런스 센터와 기계 장비실이, 10층에는 휘트니스 센터가 위치한다. 하역장은 주차 100대를 수용하는 2개 층의 주차장에서 뿐만 아니라 웨커 드라이브에서도 직접 접근이 가능하도록 계획되었다.
Concept 건물의 디자인은 임대수요자들에게 넓고, 개방된 평면, 최첨단 데이터 및 커뮤니케이션 서비스, 임대자 중심의 비상전력과 추가 냉방시스템 등을 장점으로 부각시킨다. 기준층 평면의 효율성과 가변성을 극대화시키기 위해 코어에서 외벽까지 15-18m 스팬으로 무주공간을 계획하고, 커튼월을 따라 12m 간격으로 기둥을 위치시켰다.
건물의 로비 디자인은 이번 계획에서 가장 특징적인 부분 중 하나이다. 전체 블록의 4분의 1을 차지하는 건물 배치를 감안하여, 주차장 레벨을 통과하는 12m 간격의 외주 기둥을 24m 간격의 기둥으로 하중을 전달시켰다. 주차램프의 하부는 건물의 코어를 중심으로 역동적인 방향성을 형성한다. 주차램프의 방사형 구조는 계단식으로 층이 진 로비의 천장과 조명방식에 그대로 반영되었다. 이 패턴은 또한 화강암과 대리석 바닥이 로비를 벗어나 외부의 플라자까지 확장되어, 길을 지나는 보행자가 로비의 내부 인테리어 공간까지 경험하게 한다. 로비의 개방감은 케이블로 지지된, 무색투명의 비반사 유리 외피를 통해 극대화된다. 투명성이 극대화된 유리외피는 내부와 외부를 연속적인 하나의 공간으로 만든다.
111 사우스 웨커는 LEED 그린빌딩 황금등급으로 지정된 최초의 건물로 녹화지붕, 고성능 건물외피, 고효율 냉난방 시스템 등의 지속가능한 디자인으로 계획되었다. 또한 건물의 구조는 기존의 케이슨 기초와 벽을 활용하여 추가적인 재료의 소모와 시공 시 에너지 소비량을 최소화시켰다.

Site The building is located along the prime office corridor at the western edge of the central business district with easy access to rail lines, mass transit and expressways. Program This 53-story, multi-tenant building provides 1,149,000 square feet of office space. The street level features a 44-foot-high lobby, a restaurant and sundry shop. Above the lobby, there are seven levels of parking for 389 cars. At the midpoint of the building, a double-height floor includes a conference center and mechanical equipment rooms; a fitness center is included on the 10th floor. Loading docks are accessed from lower Wacker Drive, as well as two levels of parking for another 100 cars.
Concept The building is designed to attract tenants who benefit from large, open floor plans, state-of-the-art data and communication services, and tenant-dedicated emergency power and supplemental cooling systems. Maximum planning efficiency and flexibility is optimized on the typical office floors with column-free, 50- and 60-foot spans from the core to the exterior wall and 40-foot column spacing along the curtain wall.
The building? lobby design is one of its most unique aspects. To compensate for a building footprint that covers almost the entire quarter-block site, the 40-foot perimeter columns transfer to 80-foot spans as they pass through the garage levels. The underside of the parking ramp serves as a dynamic orientation device that encircles the building core. The radial pattern of the ramp is reflected in the lobby? stepped ceiling and lighting. This pattern is further reflected in the granite and marble floor that extends beyond the lobby enclosure, across the plaza to the edge of the curb, unifying the pedestrian experience with the lobby interior. The openness of the lobby is enhanced by the cable-supported, water-white, non-reflective glass enclosure. This ultra-transparent glass wall allows the indoor and outdoor areas to be perceived as a single, continuous space.
111 South Wacker was the first building ever to receive Gold-level certification in the USGBC? LEED Green Building Rating System for core and shell development. The sustainable design initiatives include a green roof, a high-performance building envelope, and high-efficiency heating, cooling and lighting systems. Additionally, the structure incorporates existing caissons and foundation walls that helped minimize material usage and energy consumption during construction.

Cable Wall

건물의 기단부는 다양한 방식으로 건물의 투명성을 극대화시킨다. 투명성 확보의 목표는 대지 모서리 쪽 대각선 방향으로 시각 통로를 확보하는 한편, 공간적으로는 로비와 가로를 하나로 연결시키는 것이다. 평면의 곡선 형태는 구조적으로 수직 케이블로 지지된 외피 디자인으로 해결했다. 전통적으로 가로에 대면한 매장이 2-5cm 사이에서 변형하는 것과 달리, 111 사우스 웨커의 케이블 외피는 전후로 21cm까지 변형이 가능하도록 설계되었다. 유리프레임을 고정하는 힌지 버튼은 이러한 벽의 이동을 조절한다.
로비의 유리 외피구조에는 캐스트 스테인리스 강철노드, 2.5cm 지름 다발의 스테인리스 강 케이블, 무색투명의 비반사 유리패널, 헤비-플로트(heavy-float) 유리 등으로 구성된 프리스트레스 수직케이블시스템이 적용된다. 스콧 아미란이 제안한 비반사 코팅은 어떤 조명에도 유리의 완전한 투명성을 보장한다. 글레이징 시스템은 건물과 바닥이 만나는 면에서 로비공간의 빈틈없는 마무리와 플라자의 바닥마감을 통해 코어와 외피의 곡면이 하나의 디자인 개념으로 아우러지게 만들었다.
건물의 구조형식은 케이블 외피시스템 외부의 반력에 대응하도록 설계되었다. 케이블은 최대 270kN의 압축응력을 미리 적용시켜, 방사형 형태에 의한 외피의 변형을 감소시킨다. 주차장 상부의 구조 프레임은 12층에서부터 V자 형태로 경사진 2방향 기둥을 통해 하중을 전달한다. 휘감겨 올라가는 형태의 주차장 바닥은 경사진 기둥과 달대(hanger)에 연결된다. 방사형의 진입램프는 3층 바닥에서 매달려, 로비와 케이블 외피의 곡선형태가 가능하게 계획되었다. 12층 아래로 전체 슈퍼구조물이 매달림에 따라 시공자는 달대를 이용해 건물을 지지해야했다. 구조적으로 매우 엄밀한 변형 기준이 압축응력의 재하단계에서나 커튼월 패널이나 케이블 구조의 유리벽 시공단계에 까지 적용되었다.
Parking Ramp 지상층 주차장의 진입램프 형태는 111 사우스 웨커 빌딩의 로비디자인에 있어서 핵심적인 요소이다. 일정한 반경으로 계획된 상부의 진입도로는 로비의 곡선형 유리외피의 형태를 결정짓는다. 주차램프의 외벽은 리넨마감 스테인리스 강 패널로 마감되고, 케이블 구조의 외피에서 뒤로 조금 물러난 금속재질의 원기둥을 형성한다. 이 거대한 원기둥은 천장의 계단식 구조를 따라 사다리꼴 모양으로 분절된 바닥면을 만들고, 연속적으로 설치된 코브(cove) 조명으로 공간의 악센트를 부여한다.
코어 내부의 업라이트 조명, 코브조명, 건물 가장자리의 다운라이트 조명 등은 프로그램을 통해 자유롭게 조정되며, 낮, 새벽, 저녁시간대에 맞는 조명으로 드라마틱한 분위기를 연출한다. 플라스터 천정 면과 건물의 형태는 스테인리스 강 패널을 드러냄으로써 더 잘 표현된다. 또한 천장의 바닥 면은 경사지게 만들어, 로사 베로나 대리석 벽에 반사된 모습을 통해 더욱, 공간의 흥미와 호기심이 배가되도록 계획했다.

Unitized Curtain Wall System 111 사우스 웨커 빌딩의 파사드는 고성능 일체형 커튼월 시스템을 통해 건물 내 자연채광을 극대화시키고, 태양열 손실을 최소화시킨다. 이러한 외피는 타워의 날씬한 외형을 돋보이게 하려고 네 개의 면으로 구성된 구조 커튼월시스템을 이용한 것이다. 각각의 조립식 커튼월 유닛은 약 1.5m 폭에 4m 높이의 크기로 공기에 대한 기밀성을 확보하도록 다른 패널과 이어진다. 커튼월은 이 프로젝트의 지속가능성을 확보하기 위해 반드시 필요한 요소로 작용한다. 확장형 유리외피는 거주자에게 풍부한 자연광과 함께 파로나마로 열린 조망을 제공한다. 조명이나 난방부하 방식이 대부분의 열손실을 감소시키고 빛을 전달하는 유리에 의존하는 점을 감안할 때 유리의 성능은 매우 중요하다. 사용할 유리의 종류에 따라 기계설비와 조명에 대한 모든 계획이 결정되며, 건물의 전체적인 에너지 사용에 영향을 미친다. 유리가공기술과 고성능의 저복사 코팅기법과 같은 기술의 발달이 이런 모든 것을 가능하게 만들고 있다. 수년전에 생산된 유리만 해도 지금의 엄격한 기준을 만족시키지 못하기 때문이다. 비라콘사에서 제작한 VRE1-46와 VE6-42 등 다양한 종류의 유리가 커튼월 제작에 사용되었다. 이에 추가적으로 주차장 램프부분을 감싸고 건물의 구조미를 강조하기 위해 사용한 스팬드럴과 샤도우 박스 유닛위에 맞춤형 패턴으로 제작된 유리 종류를 채택했다. 커튼월의 유리는 지붕 상부로 확장되어, 해가 저물면 스카이라인 상에서 높이 솟은 하나의 횃불이 된다.

Cable Wall The base of the building maximizes transparency using a variety of techniques. The goal was to spatially connect the lobby to the street, while expanding the diagonal view corridor across the corner block site. The curved plan geometry was resolved structurally by a vertical cable wall design. Unlike traditional monumental storefronts which might deflect between 2 and 5 cm, the cable wall at 111 South Wacker has been designed to deflect as much as 21 cm (8 inches) in and out. Hinged glazing buttons were used to resolve the fixed-to-moving wall transitions.
The structural glass lobby enclosure uses a prestressed vertical cable system consisting of cast stainless steel glazing nodes, 2.5 cm-diameter stranded stainless steel cables, and panels of water-white, non-reflective, fully tempered, heavy-float glass. The non-reflective coating by Schott Amiran assures a fully transparent enclosure under all lighting conditions. The glazing system terminates at the base of the building flush with the floor, providing a seamless integration of lobby and plaza paving, unifying the design concept from core to curb.

The building? structural frame had to be designed to resolve the large reactions of the cable wall system. The cables were prestressed up to 270kN(60,000 lbs.) to reduce the wall deflections required by the radial glazing geometry. The structural framing of the above parking levels was suspended from the 12th level between the V-shaped column transfers which slopes in two directions. The warped parking floor plates were connected to the sloping columns and hangers. The radial access ramp was also suspended from the 3rd floor, providing the curved geometry for the lobby and cable wall enclosure. As the entire superstructure below the 12th floor was suspended, the contractor was required to temporarily shore the hangers. Extremely tight deflection criteria was needed to be maintained through the entire pre-tensioning, shoring and construction sequence as required for the scheduled installation of curtainwall panels and cable-wall glass.
Parking Ramp The geometry of the ramp to the above-grade parking garage became the focal point for the lobby design of 111 South Wacker. The radiused drive lanes above define the curvature of the lobby glass enclosure. The ramp walls were clad in linen-finish stainless steel panels, creating a metallic cylinder set back from the full-height cable wall system. The mass of the ramp enclosure was broken down by stepping the ceiling, creating trapezoidal plates, accented by continuous cove lighting. Grid up-lighting inside the core, and cove and perimeter down-lighting at the ramp are controlled by a programmable dimming system, providing dramatic light
ing system modes with settings for day, dusk and night. The plaster ceiling and building geometry is further delineated by reveals and stainless steel fascia panels. The ceiling plates, although designed and constructed level, appear to slope, adding interest and intrigue to the composition, especially when viewed through reflections from the polished Rossa Verona walls.

Unitized Curtain Wall System The exterior facade of 111 South Wacker uses a high-performance unitized curtain wall system that maximizes daylight and minimizes solar heat gain. This enclosure takes advantage of a four-sided structural glazing system to improve the sleek appearance of the tower. Each prefabricated curtain wall unit is approximately 1.5 meters wide by 4 meters tall and is connected to the adjacent panel to provide virtually air- tight seal. The curtain wall is an essential component of the sustainability of the project. The expansive glass enclosure provides abundant natural light to the tenants, while also opening up the building to panoramic views. The performance of the glass was, therefore, critical as the lighting and heating load for the building depends on the glass to reduce heat gain while transmitting the most light. All of the mechanical and lighting decisions are based on the type of glass used, and the overall energy usage of the building is affected. Advances in glass technology and the use of higher performing low-emissivity coatings are making these buildings possible. The glass from even a few years ago will not meet these more stringent criteria. A variety of glass types were used on the curtain wall, including VRE1-46 & VE6-42 from Viracon for the typical vision lites. Additional glass types with custom frit patterns were used on the spandrel and shadow box units enclosing the parking levels to accentuate the profile of the building structure. The curtain wall glass extends above the roof which, when lit at night, becomes a beacon on the skyline.
